What to Expect on Inspection Day

Thank you for scheduling your home inspection with Chicago Home Inspect. We aim to make the inspection process smooth, modern, and easy to understand. From clear communication to fast digital reports, our goal is to give you the information you need without stress or confusion.

Inspection length
Most inspections take approximately 2–3 hours, depending on the size, age, and overall condition of the property. Condo inspections are typically shorter and usually take about 1–2 hours.

Inspection agreement
You will receive your inspection agreement by email prior to the inspection. Please review and sign the agreement before the inspection begins. Signing ahead of time helps us start on schedule and ensures you understand the scope and limitations of the inspection. If you have any questions about the agreement, feel free to reach out before your appointment.

Access to the property
For safety reasons, we ask that at least one authorized person — you, the property owner, or someone you’ve designated — be present for the entire inspection. Just one person is fine. If no one is available to grant access at the scheduled time, we won’t be able to conduct the inspection, and a cancellation fee may apply.

Should the you be there? We always recommend it! While it’s not required, attending the inspection is one of the best ways to get familiar with the property. You’ll be able to see issues firsthand, ask questions in real time, and learn about maintenance, systems, and features that aren’t always easy to capture in a written report.

What we examine
We perform a thorough visual inspection of the major systems and components of the home, including:

  • Roof and exterior
  • Structure and foundation
  • Electrical system
  • Plumbing
  • Heating and cooling
  • Attic and insulation
  • Interior, windows, and doors
  • Garage and visible safety items

If you scheduled additional services (radon or mold testing), those will be completed during the appointment as well.

Communication during the inspection
During the inspection we focus on evaluating the home carefully. We encourage questions — before, during, and after the inspection. Buying a home is a big decision.

Radon Testing
If a radon test is scheduled with your inspection, the home must be under closed building conditions for at least 12 hours prior to the test and remain closed during the testing period. The radon monitor will be left in place for approximately 48 hours to collect accurate readings. Please keep windows and exterior doors closed (normal entry/exit is fine) and avoid using whole-house fans or ventilation systems that bring in outside air during this time.

Your report
Our process uses modern reporting tools, clear photo documentation and explanations, and fast digital delivery to help you make confident decisions quickly. In most cases, reports are delivered within 1 business day.
