Sewer Scope and Main Sewer Line Inspection in Chicago

A standard home inspection cannot tell you anything useful about the sewer line. It is buried, it is not visible, and no amount of running water at a fixture reveals what the pipe looks like forty feet out under the parkway. That is not a shortcoming of the inspection — it is the defined limit of a visual inspection, and it is why a sewer scope exists as a separate service.

In Chicago it is also the add-on with the highest chance of finding something genuinely expensive. A failed lateral is a five-figure repair that arrives with no warning, and the buyer who skipped the scope is the one who pays for it.

What a sewer scope actually is

A sewer scope — also called a sewer line inspection or a mainline sewer scope — is a camera inspection of the sanitary lateral: the single pipe that carries everything from the building out to the city sewer main.

We feed a self-levelling camera on a flexible push rod into an accessible cleanout and run it the length of the line, watching live video the whole way. You get the recorded footage, not just a summary, along with a written report describing what was found and where.

What we are looking for

  • Root intrusion — roots enter at joints and cracks, then grow into a mass that catches solids. The most common finding in Chicago by a wide margin.
  • Cracks, fractures, and offset joints — clay tile in particular fails at the joints as the soil moves around it.
  • Bellies — a sagging section where the pipe has lost its fall. Water and solids sit in the low spot instead of draining, and it backs up repeatedly no matter how often the line is rodded.
  • Corrosion and channelling in cast iron — the bottom of the pipe scales and erodes away first, so the wall thins where you cannot see it.
  • Blockages — grease, debris, collapsed material, and the occasional object that should never have been flushed.
  • Prior repairs and liners — a partial replacement or a spot liner tells you the line already had a problem, and where.
  • Transitions — the point where an older material meets a newer one is a frequent failure location.

Why this matters more in Chicago than most markets

Three things stack up here that do not stack up everywhere.

The pipe material

A great deal of Chicago’s housing stock predates the second world war, and the laterals under those buildings are commonly vitrified clay tile — short sections with mortared joints — or cast iron. Clay is brittle and the joints open as soil shifts. Cast iron corrodes from the inside. Neither material was expected to still be in service in the 2020s. Newer PVC is far better, but it is not immune to bellies from poor bedding or from settlement after excavation.

The parkway trees

The mature tree canopy that makes these neighborhoods worth living in sits directly over the lateral run. Roots seek the moisture and nutrients inside a sanitary line, and they find it through any joint or hairline crack. On a block with old parkway trees and a clay lateral, root intrusion is close to the default condition rather than the exception.

The combined sewer system

Much of Chicago runs a combined sewer — storm water and sanitary waste share the same pipes. During a heavy rain the whole system surcharges, and any weakness in your lateral, or any below-grade fixture without protection, becomes the path of least resistance. This is the mechanism behind most Chicago basement sewage backups, and it is why overhead sewers and backwater valves are so common here and worth understanding before you buy.

Garden units, finished basements, and any building with below-grade plumbing carry the most exposure, because that is where the water surfaces first.

Who is responsible for the lateral

This is the part that surprises buyers. The sewer lateral is generally the property owner’s responsibility — not just the portion under the building, but the run continuing out beneath the parkway to the connection at the city main. A failure out near the street is still typically the owner’s bill, and it is the most expensive place for it to happen, because the repair involves excavating a public way and restoring it afterward.

Verify the specifics for the property’s jurisdiction, since suburban municipalities vary. But plan on the assumption that the pipe is yours.

What a sewer scope does not tell you

Being clear about the limits is part of doing this honestly:

  • It needs an accessible cleanout. If the building has no cleanout, or it is buried, painted over, or behind finished walls, we may not be able to run the camera at all. In some cases the line can be accessed by pulling a toilet, which is beyond the scope of an inspection and needs to be arranged separately.
  • It stops at the city main. We document the lateral. The public sewer beyond the connection is not ours to evaluate.
  • It is a snapshot. A clear line today is not a warranty. Roots grow back, and a line that scoped clean can still need rodding in a few years.
  • It does not price the repair. We tell you what the pipe looks like and where the problem is. What it costs to fix is a plumber’s estimate, and it varies enormously with depth, length, and whether the excavation is in a yard or under a public sidewalk.
  • Heavy standing water limits the view. If the line is full, the camera sees water. Sometimes that itself is the finding.

When you should get one

Strongly worth it:

  • Any single-family home or small multi-unit building built before about 1980
  • Mature parkway trees anywhere along the run
  • Any history of backups, or a floor drain with staining around it
  • A finished basement or garden unit, where a backup does the most damage
  • A building where the plumbing has been reconfigured — a basement bathroom added, a kitchen moved

Usually unnecessary:

  • Condominium units. The lateral is a common element and the association owns the problem. Worth asking whether the association has ever scoped or replaced it, but a unit buyer generally does not need their own scope.
  • Recent new construction with a documented new lateral — though a pre-closing scope on new construction does occasionally find debris left in the line from the build.

Selling? Scope it before you list

Almost every sewer scope in this market is ordered by a buyer. That is precisely why it is worth a seller ordering one first.

If the buyer’s inspector finds roots or a belly during the inspection period, you are negotiating under a deadline, against a number the buyer’s contractor produced, with a nervous buyer on the other side. A five-figure credit demand arriving four days before closing is a bad position to negotiate from — and sewer findings kill more Chicago deals than almost anything else, because the repair is expensive, disruptive, and easy for a buyer to imagine going wrong.

Scoping before you list changes what you are working with. You learn the condition on your own timeline, and you can get your own repair estimates instead of reacting to someone else’s. You can fix it, disclose it and price it in, or simply hand buyers the video and take the question off the table entirely — which on an older building is often worth more than the repair would have cost. A clean scope you can show is a genuine selling point on a block where every other listing is an unknown.

How it works with your inspection

The scope is scheduled alongside your home inspection and performed the same day, in the same visit. You receive the video, a written report with the findings and their locations along the line, and a plain explanation of which items matter now and which are worth monitoring.

We do not perform sewer repairs, we do not sell liners, and we do not take referral fees from the contractors who do. The only thing we have to sell is an accurate description of the pipe. That distinction matters more here than in most parts of an inspection, because the company that scopes your line is often the same company quoting the repair — and that is a conflict you should not accept.

Common questions

How long does it take?

Usually twenty to forty minutes, run during the main inspection so it does not extend your visit.

The seller says the line was rodded recently. Is that good enough?

No. Rodding clears a blockage; it tells you nothing about why the blockage formed. A line that needs rodding on a schedule usually has roots or a belly, and both are structural problems that rodding does not fix. If anything, recent rodding is a reason to scope, not a reason to skip it.

What if the camera cannot get all the way through?

We report exactly how far it reached and what stopped it. An obstruction the camera cannot pass is itself a significant finding, not a failed inspection.

Do I need one on a two-flat or three-flat?

Yes, and arguably more than on a single-family. Multiple units share one lateral, so a failure affects every unit and every tenant, and conversions frequently added fixtures the original line was never sized or sloped for.

Can you scope a line if the water is shut off?

Yes. The camera does not need running water, though having water available helps demonstrate how the line drains.

Schedule a sewer scope

Add it when you book your inspection. If you are not sure whether it is worth doing, describe the property in the booking notes — age, whether there are trees along the parkway, whether the basement is finished. That is usually enough to say.
